Cancellation Policy Of JEM Residences

1. Cancellation Notice

Guests must notify JEM Residences in writing (by email to info@jemresidences.co.uk) if they wish to cancel a booking.

2. Cancellation fee
  • Cancellation charges are based on how far in advance written notice is received:

  • More than 30 days before check-in: A cancellation fee of 20% of the total booking value will be retained. Remaining amount will be refunded.

  • 14–30 days before check-in: 50% of the total booking value will be charged.

  • Less than 14 days before check-in or No-Show: 100% of the booking value will be charged (no refund).

3. Refund Timing

Refunds (if any) will be processed to the original payment method within 14 working days after cancellation is confirmed.


4. Third Party Bookings

For bookings made via Online Travel Agents (e.g., Airbnb, Vrbo), any cancellations and refunds are governed by the platform’s policies. JEM Residences cannot override these terms.Information security:

5. Alterations to Bookings

Any changes to booking dates are treated as a cancellation of the original reservation and rebooking under current availability and rates. Additional fees may apply.

6. Extenuating Circumstances

In exceptional situations (e.g., serious illness, government travel restrictions), we may review cancellation fees on a case-by-case basis. Documentation may be required.

7. Liability

JEM Residences is not responsible for guest travel, transport, or other incidental costs resulting from cancellation.
